- The material, the profile and the colour, named
- Scaffolding, or a written reason there is none
- Underlay, flashings, ridge capping and valleys
- Spouting and downpipes, in or out, said plainly
- Removal and disposal of the old roof
- A price for rotten timber found on the strip
- Who is on the roof and how many days it takes

Re-roofing
Long-run steel over tile, steel over steel, and tile back to tile. Old roof off, battens and timber checked, new underlay through, flashings made to suit the house rather than the catalogue.
Roof repairs
Leaks traced properly before anything is sealed. Most of what we get called to is a flashing, a valley or a fixing, not the roof itself, and we will tell you when that is the case.
Spouting & downpipes
Continuous spouting, replacement downpipes and gutter cleans. Worth doing at the same time as a re-roof, because the scaffolding is already up and you pay for it once.
Roof reports for a sale
A written condition report with photographs, for a house going on the market or one you are thinking of buying. No obligation to have us do the work.
Storm and insurance work
Make-safe first, paperwork second. We photograph the damage before we touch it, which is the part most insurers actually want.
Older roofs, handled carefully
On a pre-1990 house a cement-sheet roof can contain asbestos. That is a licensed removal job and it is never quietly included in our price — it gets tested, and you get told.
What actually happens once the old roof comes off.
A re-roof is four or five days of work you cannot watch and will never inspect. This is the part we put in writing before you commit to anything.
Quote and consent
Like for like usually needs no building consent. A heavier material can. We tell you which one you are in before you sign, not after.
Scaffold and strip
Scaffolding up, old roof off in sections so the house is never open overnight, everything into the bin as we go.
What we find
Rotten purlins and soft timber get photographed and priced against the figure already in your quote. Nothing is replaced before you have seen it.
On and off
Underlay, new roof, flashings, ridge, spouting. Scaffold down, site swept, and the full set of photographs sent through the same day.
Proof of the part of your house you cannot get to.
